RESIDENTIAL LEASE AGREEMENT
Brightwater Property Management, 14 Lantern Row Office, Lantern Hollow
This is a fictional practice document.

1. PARTIES AND PREMISES. This lease is made between Brightwater Property Management (called Landlord) and Robin Vale (called Tenant) for the apartment at 14 Lantern Row, Unit 3B, Lantern Hollow (called Premises).

2. TERM. The lease term is twelve months, beginning November 1, 2026 and ending October 31, 2027.

3. RENT. Tenant will pay rent of $1,450.00 per month, due on the first day of each month.

4. HOW RENT IS PAID. Rent is paid through the Brightwater online portal or by check delivered to the Landlord's office. Cash is not accepted.

5. LATE CHARGES. If rent is not received by the fourth day of the month, Tenant will pay a late charge of $25.00 plus $10.00 for each additional day the rent remains unpaid, and the charge continues to increase every day until rent is paid in full.

6. RETURNED PAYMENTS. Tenant will pay a fee of $35.00 for any payment that is returned or declined by the bank.

7. SECURITY DEPOSIT. Tenant will pay a security deposit of $1,450.00 before receiving keys. Landlord will hold the deposit during the lease term and account for it after Tenant moves out and returns the keys.

8. UTILITIES. Tenant will pay for electricity and internet service. Landlord will pay for water, sewer, and trash collection.

9. OCCUPANTS. Only Tenant and the one additional adult listed on the rental application may live in the Premises.

10. GUESTS. A guest may stay in the Premises for no more than 7 nights in any three month calendar quarter. A guest who stays longer will be treated as an unauthorized occupant.

11. USE OF PREMISES. The Premises may be used only as a private residence. Tenant will not run a business that brings customers or deliveries to the building.

12. PETS. No animals may be kept in the Premises without the Landlord's written consent, except an assistance animal approved in writing.

13. PARKING. Tenant receives one assigned parking space in the rear lot. Vehicles must be in working order and may not be repaired in the lot.

14. MAINTENANCE BY TENANT. Tenant will keep the Premises clean, replace light bulbs and smoke alarm batteries, and promptly report leaks, pests, or damage to the Landlord.

15. LANDLORD ENTRY. Landlord may enter the Premises at any reasonable time for any purpose Landlord considers appropriate, including inspections, repairs, and showings.

16. ALTERATIONS. Tenant will not paint, install fixtures, or make any other change to the Premises without Landlord's written permission.

17. RENEWAL. When the term ends, this lease renews automatically for another twelve months at the then current rent unless Tenant delivers written notice of non-renewal to Landlord at least 60 days before the end of the term.

18. CLEANING AT MOVE-OUT. Tenant will pay a professional carpet cleaning fee of $225.00 at move-out. The fee applies regardless of the condition of the carpet and will be taken from the security deposit.

19. EARLY TERMINATION. If Tenant ends this lease before the end of the term for any reason, Tenant will pay an early termination fee equal to all rent remaining for the rest of the term.

20. RENTER'S INSURANCE. Tenant will keep renter's insurance in force during the term and give the Landlord proof of coverage on request.

21. SMOKING. Smoking and vaping are not permitted inside the Premises or within twenty feet of the building entrance.

22. NOISE. Tenant will not make noise that unreasonably disturbs neighbors, and quiet hours are 10:00 p.m. to 7:00 a.m.

23. KEYS AND LOCKS. Tenant will not change or add locks without Landlord's written permission. Tenant will return all keys when moving out.

24. ASSIGNMENT AND SUBLETTING. Tenant will not assign this lease or sublet any part of the Premises without Landlord's written consent.

25. NOTICES. Notices to Landlord must be in writing and delivered to the Brightwater office. Notices to Tenant may be delivered to the Premises or sent to the email address on the rental application.

26. ENTIRE AGREEMENT. This lease is the whole agreement between Landlord and Tenant. Any change must be in writing and signed by both parties.
