Dear Harbor Row Apartments,

Thank you for your letter of October 5, 2026, about renewing my lease, which ends December 31, 2026. I would like to stay, but I cannot agree to $1,540 a month, up from $1,395. I propose either of these instead:

- A 12-month lease at $1,425 a month, a $30 increase, or
- An 18-month lease at $1,450 a month, a $55 increase.

Why I think these are fair:

- **Market rent.** A similar one-bedroom two streets over is listed at $1,450. That is an asking price, not a signed rent, and I can send you the listing details if you would like to compare. My 18-month offer matches it.
- **Why $1,425 for 12 months.** I accept that this is $25 below that listing. I am asking for that difference because the dishwasher in my unit has been broken since June. I reported it in writing twice, and it has not been fixed. I can send copies of both reports if your records do not show them.
- **What a renewal gives you.** I have lived here 4 years and have never been late with rent once. Renewing keeps my unit occupied with a proven tenant. I have also seen vacancy signs on two units in my building since August, so I know empty units are a real cost.
- **Why 18 months at $1,450.** I know you offered 12 months and that $1,450 is below the $1,540 you asked. In return, you would have my rent secured for 6 months longer than you proposed.

This letter is my reply ahead of your November 1 date. I can sign either lease as soon as you send it. Please let me know which option you prefer.
